I’m guided by the RIBA Plan of Works. I work on all work stages including; measured survey, feasibility studies, concept design, planning applications, building regulations submission, production and assembly information for pricing, construction and on site works including contract management and site supervision.
To kick off your project or to better understand your project and the opportunities that exist I offer a Needs + Option Study. Whether you’re about to start a project, looking for specific design advice or a second opinion or want insight on a particular site or property before buying.
Needs + Option study
Kick off your project with a one day or half day session tailored to your needs. Together develop ideas and explore hidden opportunities. Better understand your aspirations, ideas, needs, budget and constraints. Develop the brief and map out a clear, personalised plan for your project. Flexible fixed-cost service starts from just £450.00 for a four-hour visit, giving you expert design insight from the start. This service can be tailored for for whole house renovation and retrofit, extensions and loft conversions, buying a new home or reviewing existing plans. Deliverables: project plan, hand drawn concept sketches, real design solutions you can move forward with. Giving you expert design insight without committing to the full project upfront. There are a number of variations to the service, each suited to meet your needs.

Full-service RIBA plan of work
For clients who want a full or part service I have outlined the key stages in the RIBA plan of work. Each stage is described and deliverables identified.
Whether your project needs full planning approval, a Certificate of Lawfulness or listed building consent. I prepare the drawings, necessary statements, submit the paperwork, and, importantly following up with planning officers to help keep things moving.
Depending on your project, you may also need approvals like party wall agreements, conservation area consent, listed building consent, or landlord’s consent. We provide clear guidance and help you meet these obligations.
Technical design covers the architectural, structural, and technical drawings your builder will need to accurately price, plan, and deliver the project including preparing a detailed package for building regulations. We specify materials, resolve construction details, and coordinate with other consultants (such as structural or mechanical engineers) to ensure the entire design package aligns.
On- site: Site visits to ensure the work gets done properly. Troubleshooting, coordination, ongoing design input and snagging.
Compliance with CDM Regulations
Under the 2015 CDM (Construction Design and Management) Regulations, every project requires the appointment of a ‘Principal Designer’ – whether that’s your architect, a consultant, or the builder (if engaged from the start). We help you fulfil this legal requirement and stay compliant.

Prepare Technical Design to include all architectural, structural

Review Planning Conditions following granting of consent.

Detailed Specification -
Offsite manufacturing and onsite Construction in accordance with the Construction Programme and resolution of Design Queries from site as they arise.
Administer Building Contract to Practical Completion, including regular site inspections and review of progress.
Contractor to comply with any construction-specific Planning Conditions.

Handover of building and conclusion of Building Contract.
Comply with pre-occupancy Planning Conditions. Advise Client of need to comply with in-use Planning Conditions.
‘As-constructed’ Information
